**2.1 Enquiries**
- Booking enquiries submitted through our website are not confirmed bookings

- Availability is subject to confirmation

- Confirmation includes booking details, payment schedule, and house rules
**2.3 Guest Capacity**
- Maximum occupancy: 2 guests

- Weekdays (Sunday-Thursday): £280 per night
- Weekends (Friday-Saturday): £320 per night
- Christmas period (December 23-26): £420 per night
- New Year period (December 28-January 1): £450 per night
- Cleaning fee: £120 per stay (non-refundable)
All prices are in GBP and include VAT where applicable.
**3.2 Payment Schedule**
- 50% deposit due at time of booking
- Remaining 50% due 14 days before check-in
- Payment by bank transfer or other agreed method
- Booking is not secured until deposit is received
**3.3 Late Payment**
- Failure to pay the balance 14 days before arrival may result in booking cancellation
- Deposit will be forfeited if balance is not paid on time
### 4. Cancellation Policy
**4.1 Guest Cancellations**
- **14+ days before check-in:** Full refund of all payments
- **Within 14 days of check-in:** No refund; full booking amount is due

- If we must cancel your booking, we will provide full refund of all payments

- Early check-in or late check-out may be available by prior arrangement

- Access instructions will be provided 24 hours before check-in
- You are responsible for securing the property during your stay

- Maximum 2 guests at all times (no visitors)
- Dispose of rubbish appropriately
- Report any maintenance issues promptly
- Respect neighboring properties

- Violation of house rules may result in immediate eviction without refund
- Additional cleaning or damage charges may apply
