These Terms & Conditions ("Terms") govern your booking and stay at Somerset Barn, operated by Paton Walsh Ltd ("we", "our", "us"). By making a booking enquiry or reservation, you agree to these Terms.

2. Booking Process

2.1 Enquiries



Booking enquiries submitted through our website are not confirmed bookings

We will respond to enquiries within 48 hours

Availability is subject to confirmation



2.2 Confirmation



A booking is only confirmed when we send written confirmation via email

Confirmation includes booking details, payment schedule, and house rules



2.3 Guest Capacity



Maximum occupancy: 2 guests

This limit is strictly enforced

Additional guests are not permitted under any circumstances



2.4 Minimum Stay



3-night minimum stay applies to all bookings

Exceptions may be made at our sole discretion



3. Pricing & Payment

3.1 Rates



Weekdays (Sunday-Thursday): from £220 per night

Weekends (Friday-Saturday): from £250 per night

Christmas period (December 23-26): £420 per night

New Year period (December 28-January 1): £450 per night

Cleaning fee: £120 per stay (non-refundable)



All prices are in GBP and include VAT where applicable.

3.2 Payment Schedule



50% deposit due at time of booking

Remaining 50% due 14 days before check-in

Payment by bank transfer or other agreed method

Booking is not secured until deposit is received



3.3 Late Payment



Failure to pay the balance 14 days before arrival may result in booking cancellation

Deposit will be forfeited if balance is not paid on time



4. Cancellation Policy

4.1 Guest Cancellations



14+ days before check-in: Full refund of all payments

Within 14 days of check-in: No refund; full booking amount is due

Cancellations must be made in writing via email to markpatonwalsh@gmail.com



4.2 Host Cancellations



If we must cancel your booking, we will provide full refund of all payments

We will make reasonable efforts to provide advance notice

We are not liable for any consequential losses or expenses



5. Check-In & Check-Out

5.1 Times



Check-in: From 2:00 PM

Check-out: By 12:00 PM (noon)



5.2 Early/Late Requests



Early check-in or late check-out may be available by prior arrangement

Subject to availability and potential additional charges

Must be requested at least 48 hours in advance



5.3 Access



Access instructions will be provided 24 hours before check-in

You are responsible for securing the property during your stay



6. Security & Damages

6.1 Property Condition



Guests must treat the property with care and respect

Report any damage or issues immediately to markpatonwalsh@gmail.com



6.2 Damage Liability



Guests are liable for any damage, breakages, or losses during their stay

Damage costs will be assessed and invoiced after check-out

We reserve the right to charge for professional cleaning if property is left in unacceptable condition



6.3 Security Deposit



Security deposit terms will be communicated at time of booking

Held to cover potential damage or excessive cleaning requirements

Refunded within 7 days of check-out if no issues arise



7. House Rules

Guests must comply with the following rules:

7.1 Prohibited Activities



No smoking or vaping anywhere on the property (inside or outside)

No pets or animals of any kind

No parties, events, or gatherings

No illegal activities

No excessive noise between 10:00 PM and 8:00 AM



7.2 Guest Responsibilities



Maximum 2 guests at all times (no visitors)

Dispose of rubbish appropriately

Report any maintenance issues promptly

Respect neighboring properties

Follow all instructions provided in the welcome guide



7.3 Breach of Rules



Violation of house rules may result in immediate eviction without refund

Additional cleaning or damage charges may apply



8. Liability & Insurance

8.1 Our Liability



We maintain appropriate insurance for the property

We are not liable for loss or damage to guests' personal belongings

We are not liable for any injury, loss, or damage except where caused by our negligence



8.2 Guest Insurance



We strongly recommend guests obtain travel insurance

Insurance should cover cancellation, personal belongings, and liability

We are not responsible for losses that insurance would typically cover



8.3 Force Majeure



We are not liable for failure to perform obligations due to circumstances beyond our control

This includes natural disasters, government restrictions, pandemic measures, etc.

In such cases, we will work with guests to reschedule or provide appropriate refunds



9. Privacy & Data Protection

Your personal information is handled in accordance with our Privacy Policy, available at somersetbarn.co.uk/privacy-policy.

By making a booking, you consent to us processing your personal data as described in our Privacy Policy.

10. Modifications to Booking

10.1 Guest-Initiated Changes



Requests to modify dates must be made in writing

Subject to availability

May incur additional charges if new dates have higher rates

Changes within 14 days of check-in are subject to cancellation policy



10.2 Host-Initiated Changes



We reserve the right to modify or cancel bookings in exceptional circumstances

Full refund provided if we cannot provide suitable alternative dates

Not liable for consequential losses



11. Complaints & Disputes

11.1 Complaints



Report any issues during your stay immediately to markpatonwalsh@gmail.com

We will make reasonable efforts to resolve issues promptly

Complaints made after check-out may not be eligible for compensation



11.2 Dispute Resolution



We aim to resolve disputes amicably through direct communication

If unresolved, disputes will be handled under English law

Legal jurisdiction: Courts of England and Wales



12. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

13. Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and Paton Walsh Ltd regarding your booking and stay at Somerset Barn.

14. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.

15. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on our website with an updated "Last Updated" date. Bookings made before changes take effect will be governed by the Terms in place at the time of booking.
